Problem
Facilities teams run buildings reactively. Ticket queues, BMS trend logs, drawings and asset registries each live in their own system, so nobody holds a single current picture of the building. By the time a failure is visible in the data, it is already visible to the people inside.
Approach
Build a live digital replica of the building and layer AI over it: structural and asset data from the model, telemetry from the systems already installed, and history from the ticket log, all reconciled into one representation that can be queried and forecast against.
What I built
- A digital twin layer that reconciles BIM geometry, asset registries and live building telemetry into one queryable model.
- An operations surface for facilities teams: assets in spatial context, ticket history attached to the equipment it belongs to, and degradation surfaced before it escalates.
- A pilot with NYUAD Facilities Management, developed against maintenance history spanning 40+ campus buildings and 20,000+ tickets.
Results
- Pilot secured with NYUAD Facilities Management, built on ticket history covering 40+ campus buildings and 20,000+ maintenance records.
- First place in the NYUAD Entrepreneurship Incubator Programme (third edition), organized by startAD and powered by Tamkeen, with a 10,000 AED prize.
- Featured in Khaleej Times' coverage of the winning startups.
- Incorporated under the SHAMS free zone, advised by Prof. Borja García de Soto and Eyob Mengiste.
